Essential Duties and Responsibilities

General Maintenance

· Perform general building maintenance and repairs throughout offices, classrooms, common areas, residential-style spaces, and other facility areas. · Complete room and space turnovers using skills similar to apartment make-ready work. · Patch, repair, and paint walls, ceilings, doors, trim, and other building surfaces. · Perform minor drywall repairs, including patching holes, repairing damaged areas, sanding, and finishing. · Perform minor carpentry work including repairing or replacing trim, shelving, cabinets, doors, and hardware. · Adjust, repair, and replace doors, hinges, closers, handles, and related hardware. · Perform minor plumbing repairs such as replacing faucets and fixtures, repairing minor leaks, replacing toilet components, clearing minor sink and fixture blockages, and replacing supply lines and similar components. · Perform minor electrical maintenance within the technician’s authorized scope, including replacing lamps/light bulbs, replacing damaged covers, basic lighting troubleshooting, and approved plug-and-play or non-energized components as permitted. · Repair or replace ceiling tiles, floor tiles, transition strips, baseboards, and other building finishes. · Install and relocate wall-mounted items such as whiteboards, bulletin boards, signage, shelving, pictures/artwork, dispensers, and building accessories. · Assemble and repair office furniture, shelving, cabinets, tables, and similar equipment. · Inspect completed spaces to identify maintenance deficiencies and ensure spaces are ready for occupancy. · Maintain clean and professional work areas and remove debris following maintenance activities.

Office Moves & Furniture Relocation

· Assist with office, department, and employee relocations. · Move and relocate desks, tables, chairs, filing cabinets, shelving, office equipment, packed boxes, and modular furniture components. · Disassemble furniture as necessary for relocation and reassemble furniture at the new location. · Protect walls, floors, doors, elevators, and other building surfaces during moves. · Use hand trucks, dollies, carts, furniture movers, and other material-handling equipment safely. · Coordinate moves with supervisors, facility staff, building occupants, and other departments. · Arrange furniture according to approved layouts or customer instructions. · Remove unwanted furniture and equipment and relocate items to designated storage, surplus, or disposal areas. · Maintain organized furniture and equipment storage areas.

Event Setup & Breakdown

· Perform setup and breakdown for meetings, conferences, ceremonies, special events, and other scheduled activities. · Set up and arrange tables, chairs, podiums, staging, barricades, signage, trash/recycling containers, and other event-related equipment. · Configure rooms based on event diagrams, work orders, or customer instructions. · Reset rooms and spaces following events. · Relocate event equipment between buildings, storage locations, and event areas. · Inspect event areas prior to scheduled use to ensure setups are complete, safe, clean, and properly arranged. · Respond to last-minute event setup changes when operationally necessary.

Physical Requirements

· Stand and walk for extended periods. · Bend, stoop, kneel, crouch, reach, push, and pull. · Climb and work from ladders within authorized limits. · Use hand and power tools. · Frequently lift up to 50 pounds independently.

Work Schedule

· Regular full-time schedule as assigned by site management. · Schedule may include occasional evenings, weekends, or adjusted hours to support special events, office relocations, emergencies or operational requirements. #Service20261 Additional Information / Benefits
